The Problem
The homeowner reached out after their insurance adjuster flagged significant hail damage across the entire roof following a storm that moved through Prince William County in late April. When we got up there, the damage was clear — shingles were cupped and cracked across most of the south-facing slope, granule loss was severe enough that bare mat was showing through in several spots, and multiple tabs had lifted near the ridge. The flashing around both skylights had also pulled away. With a 25-year-old three-tab roof already past its useful life, a full replacement was the right call.
What We Did
We stripped the old three-tab shingles and original felt down to the OSB decking. About 220 square feet of decking had softened from moisture infiltration and needed to be replaced before anything else went on. We installed ice-and-water shield in the valleys and along the first six feet of all eaves — Prince William County gets enough ice buildup in a hard winter to make that worth doing. The field got two layers of synthetic underlayment, then GAF Timberline HDZ shingles in Charcoal. We replaced both skylight flashings, re-flashed the chimney with new step and counter-flashing, and ran new aluminum drip edge on all four edges. The whole job took two days with a crew of four.
The Result
The job passed inspection on the first visit. The homeowner's insurance covered the bulk of the cost — their deductible was the only out-of-pocket expense. The Charcoal color reads as a true dark gray that works well against the brick exterior — the homeowner had been considering it for years and the storm finally made the decision for them.
