The Problem
The homeowner noticed a water stain spreading across the ceiling of the upstairs bedroom — along the wall that backs up to the chimney. A lot of people assume that means the chimney itself is leaking, but we've seen this pattern many times: it's almost always the step flashing where the chimney meets the roof slope. Sure enough, the original galvanized step flashing was rusted through in two spots and had pulled away from the chimney at the base on the downhill side, leaving a gap wide enough to fit a finger through. The surrounding mortar joints were cracked too, which wasn't helping.
What We Did
We removed the shingles along both sides of the chimney — about 60 square feet of material that had to come up to reach the flashing underneath. The old step flashing came out in pieces. We installed new lead-coated copper step flashing on both runs, then bent new counter-flashing from 24-gauge galvanized steel and set it into the mortar joints. The shingles were GAF Timberline in Pewter Gray; we matched within one dye lot. Once the shingles were reset and the counter-flashing sealed, we pointed the cracked mortar joints on the chimney face. Start to finish, one day.
The Result
The ceiling stain didn't come back through the following weeks of rain — that's always the real test. The homeowner mentioned they'd been putting off getting it looked at for two summers and were glad the damage stayed contained. Chimney flashing repairs are one of those jobs where catching it early saves real money; if the water had kept running, the next call would have been about damaged decking or ceiling framing. Lead-coated copper step flashing, done right, should outlast the roof it's installed on.
